Application process and our fees
To make an application for one of our properties, please can we ask you to:
Complete the attached Application Form and provide us with payment of the Application Fee. This may be made by cash, cheque or by BACs payment (our banking details will be printed on your first invoice). Should you require a Guarantor in order to complete your application, we can provide a Guarantor Agreement between your Guarantor and your Landlord. Your Guarantor will also need to complete a credit check application.

Provide us with two forms of identification (driving licence/passport) and a recent utility bill addressed to you in your current home (not a mobile phone bill).
A holding fee of £200 is requested to secure the property for you whilst your application is being processed. This is a non-refundable payment should our referencing company not recommend you as a prospective tenant, or if you decide to withdraw your application. It is refundable however, in the unlikely event that the Landlord decides not to proceed with your application or withdraws his Property from the market. If your application is successful, the £200 Holding Fee will be deducted from your Deposit.
A deposit of one month’s rent plus £100 (less the Holding Fee) will be secured into the Deposit Protection Scheme. This is payable at the start of the tenancy.
If your Landlord agrees to a pet living at the Property, there will be a Pet Deposit of £400 payable which will also be secured in the Deposit Protection Scheme.
One month’s rent in advance (paid by cash, cheque or BACs payment). Please note that we must be in receipt of cleared funds prior to you taking possession of the property. Please allow five working days for your personal cheque to clear. Please make all cheques payable to “Fletcher and Company”.
Inventory fees : £75 plus vat or £100 plus vat check-in for 4 bed plus or fully furnished property, plus £50 plus vat for check-out the inventory
The cost of the Inventory is split between you and your Landlord (£75/£100 plus vat and £50 plus vat each) prior to commencement of the tenancy and includes a full photographic inventory and statement of the contents and condition of the Property prior to your commencement of the tenancy. The Inventory is also used at the end of the tenancy to ensure that your bond/deposit is released to you as soon as possible.
Payment of rent: Rental payments are payable on 1st of each calendar month by bank standing order either to your Landlord of if Fletcher and Company are managing the rental of the Property, to Fletcher and Company. A standing order will be provided to you at the start of the tenancy.
